TOWN/IPI – Regeneration of Sunderland Nile+Villiers

Market engagement webinar on the potential use of Integrated Project Insurance (IPI) on 75-home Sunderland regeneration scheme.

Nile + Villiers is a residential-led mixed-use regeneration scheme in Sunderland. Promoted by Siglion Developments LLP with TOWN acting as development manager, the project will bring 75 new homes for private sale and rent and c. 575 sqm of flexible commercial space to the heart of the Sunniside neighbourhood, providing a new place for people to live and work in this rapidly evolving creative quarter of central Sunderland. The project is supported by over £4 million from the government’s Levelling-Up Fund.

The scheme, which will be submitted for planning in early March, has been conceived using an ‘agile’ Design for Manufacture and Assembly (DfMA) strategy which aims to maximise the quality and environmental performance of the development whilst remaining within the funding parameters. Building on this, the development team wishes to explore the appetite within the local and regional supply chain for insurance-backed alliancing, a method of contracting that aims to align and incentivise members of the project team and supply chain behind a collaborative approach to construction in a no-blame environment, enabled by Integrated Project Insurance (IPI). IPI has successfully been used on several UK projects but this could be a first in its use for a residential-led scheme.
